Discovery

Once you have decided to buy a vacation home in Orlando, the first step is to contact me to set up a discovery call. In this call we will discuss your reasons for buying, your investment objectives, and the amount you would like to spend. This will help me put together a portfolio of potential properties for you to short list.

Investigate Financing Options

You may have your own financing connection or you may need to seek help in this area. I can assist in putting you in touch with lenders who can help with your specific needs. Whether your investment is a second home, or an addition to your existing property portfolio, there are lenders and products for all requirements.

View and Choose a Vacation Home

Once you have looked through the short list, we will go on in-person or virtual viewings of the properties. We will discuss the pros and cons of each to help you determine your favorite.

Writing an offer and going Under contract

Once you have found the right investment, we will write an offer to the sellers. If your offer is accepted, you will be under contract to purchase and will move forward in the purchasing process.

Introduction to the Title Company

At this point you will be introduced to your closing agent from the Title Company who will be handling your transaction. This is where you will send your initial deposit and your transaction coordinator will keep you updated on progress. They will also ensure that everything is ready for close date.

Home Inspection and Appraisal

This is the due diligence process to ensure that the property is in good condition and that the contract price is consistent with comparable homes in the area. If the home inspection, which is undertaken by a licensed inspector, is not to your satisfaction you get chance to negotiate any repairs.

Close on your VAcation Home

Everything comes together at closing! This is where you sign your loan and settlement statements, and get the keys! You don't need to be in town to do this, your transaction coordinator will be able to arrange a remote, online closing – even if you happen to be thousands of miles away or in a different country.
