THE SELLING PROCESS

Prep your home & set a Timeline

You should prepare your home well before you plan to list by decluttering, cleaning, and maintaining the exterior and landscaping so it has great great appeal for potential buyers.

Set a Price

To help you determine a competitive and realistic price, I will conduct a Comparative Market Analysis (CMA) which will assess recent sales of similar properties and consider the condition and unique features of your home

Marketing Strategy

I will develop a personalized marketing strategy for your home which will include photography, open houses, online advertising, email campaigns, company publications, and social media marketing. I will also leverage my network and connections throughout the globe to attract potential buyers.

Review and Negotiate Offers

When offers are received, I will present them to you and help evaluate each one. We will look over the terms, contingencies, and any special requests from the buyers. If you feel the offer does not meet your terms, I will negotiate on your behalf until an offer is accepted.

Home Inspection and Appraisal

This is the buyer's due diligence process to ensure that the home is in good condition and that the contract price is consistent with comparable homes in the area. If the home inspection, which is done by a licensed inspector, is not to the buyer's satisfaction you will get the chance to negotiate any repairs.

Closing Time!

On the agreed-upon closing day, both parties will finalize the transaction. You'll sign the necessary documents, transfer the title to the buyer, and receive payment for the sale of your home. This can be done virtually or in person and I will ensure that this process is as easy and stress free as possible!

When thinking about the improvements you can make to increase the value of your home, the key is to not over improve. You can make a few low cost upgrades that add a lot of value to your home when selling. For example, a repaint on the inside or a power wash at the front to increase curb appeal goes a long way with potential buyers. 

Yes, it is definitely a good idea to stage your home! One of the main problems with vacant homes is that the photography does not show the rooms potential or how big a room truly is. Having furniture in place, even if it’s just a few items, could help buyers visualize what it is like to live there. This helps tremendously!
